Landlords: Getting a Rental Back on the Market Fast After a Bad Move-Out

Every landlord in Lowndes County has a version of this story. The tenant is gone, the keys are on the counter, and the unit is still full: a mattress leaning against a wall, a couch nobody wanted to move, kitchen cabinets stuffed with whatever wouldn't fit in the last truckload. Every day that unit sits like that is a day it's not making money. This is one of the calls we handle most often, and it's usually the fastest one to turn around.

Cleanouts are a named part of what we do

Junk Doctor offers specialized junk and debris removal, demolition services, and cleanouts for homes, rentals, storage units, apartments, and more. Rental turnovers fall squarely into that. We're used to going into a unit we've never seen before, with no context on what's staying and what's going, and clearing it in a single visit rather than needing a walkthrough and a callback.

That matters more than it sounds like it should. A property manager juggling several units doesn't have time to schedule a separate estimate visit, wait a few days, then schedule the actual pickup. We'd rather look at photos or hear a description over the phone, give you a real number based on volume and access, and get on the calendar for the same week whenever that's possible.

Anywhere on the unit we can reasonably access

We remove unwanted junk and debris from inside or outside a property, anywhere we can reasonably access, whether that's a second-floor apartment, a garage attached to a single-family rental, or a storage unit a tenant abandoned along with everything else. That matters for landlords managing more than one type of property, because you're not calling a different company depending on whether it's a house, a duplex, or a unit at a storage facility.

Licensed and insured matters more when it's not your stuff

Clearing out a former tenant's belongings carries a different kind of risk than clearing your own garage. Junk Doctor is fully licensed and insured, which is worth confirming before anyone you don't know walks through a rental property you're responsible for. We also recycle whenever possible and donate usable items to a local charity, which for a lot of landlords is a better outcome than paying a dump fee on furniture that's still in decent shape.

We're a local company, based right here in Valdosta at 103 Plum Ln, not a national franchise dispatching a truck from out of the area. That's part of why we currently sit at a 5.0 rating across more than two hundred Google reviews. A lot of those reviews come from exactly this kind of job: someone needing a space cleared fast, on a schedule that wasn't up to them.

What we can't clear, and why it's worth knowing before we arrive

We remove almost anything except hazardous materials or chemicals, dirt, gravel, rock, and automobiles. If a former tenant left paint cans, old motor oil, or a car up on blocks in the driveway, that's worth flagging when you call so we can tell you what to expect on the day rather than finding out on site.

Same-day and fast-turnaround jobs are normal for us

We're open Monday through Friday 7 AM to 7 PM and Saturday 8 AM to 5 PM, and for a landlord that means we can usually work around a showing schedule instead of the other way around. We cover Valdosta and continue to serve throughout Lowndes County, Brooks County and the rest of South Georgia, so if you manage more than one property in the area, one call handles the portfolio, not just the one unit that's currently a problem.

What this usually looks like on the ground

Most rental turnovers we see fall into one of two shapes. Either the tenant left in a hurry and abandoned furniture, mattresses and boxes throughout the unit, or the property's been sitting a while and there's accumulated debris in a garage, patio or storage area on top of it. Both are cleanouts in our world, and both get the same treatment: we clear everything that's not staying, sweep through the space, and leave it ready for whoever's coming in next to actually look at the property instead of a mess.

Call or text (229) 414-7288 and tell us what you're working with. Most rental cleanouts are a same-visit job, and getting the unit clear is usually the last thing standing between you and your next lease.
